Hi all. My names John and I don’t live in London. I’m an executor and one of the beneficiaries of a property in a probate sale. Originally I went to the local agent in Beckton near Asda’s if you live locally you’ll know where I mean. I believe he was dishonest in how he dealt with me. For eg I was told the property wasn’t essentially mortgageable a personal buyer would have a retainer from the mortgage company as it needed a complete refurbishment (property only 43 yrs old) and ideally needed to be a cash buyer. They then very quickly before advertising at a recommended 300k had a cash offer of 300k who needed to move quickly. Things didn’t sit right with myself and my wife at all. Thankfully I spoke to my solicitor about it who said you should use ARQ Homes. The moment I approached Abdul it was different. The advice he gave me challenged the previous agents narrative and he exposed a report that hadn’t been done which I had paid for. It was all shocking really. He gave me a commitment that very day to say I will show you how an estate agent is supposed to do their job and he certainly did! With daily updates either verbally , WhatsApp and email. He drafted a fantastic and honest advert for the property and within 1 week and just 2 block viewings we received 5 offers one 77k more than what the previous agent was offering us. As you can imagine we were delighted and more than ever had made the right decision in cancelling the previous agent. We were invited to Arq homes to go through the offers and ultimately chose our buyer. He was a first time buyer and a lovely fella but definitely needed guidance . Let’s just say Abdul held his hand tightly every step of the way throughout the process. Sellers are led to believe by agents, oh it’s all straight forward etc. well common sense tells you buyers will be nervy spending thousands and they will often choose their own solicitors who will represent the buyers view, which would mean sellers could be compromised. However, not with Abdul he took on the buyers solicitors and often put him in his place. He even questioned his work ethic. The buyer expressed annoyance with his own solicitor too in parts of the sale. I believe this is down to Abdul’s experience. He’ll do whatever it takes to ensure solicitors oblige in doing their jobs properly. I know my buyer often asked Abdul’s advice rather than his solicitors, such was his lack of confidence. Abdul would often answer my questions and offer advice without the need to bother our solicitor. As I’m not local to Beckton , I was able without having to make regular journeys trust Abdul and leave it all in his capable hands . My wife actually asked him today how do you deal with the undue stress the job entails? She told him not to change from his principles and it’s this that defines him. So if you’re looking for a principled agent to sell or buy a property . Something the industry is not known for then you must use ARQ Homes.
