My sister recommend Property Megastore as the fees were low and they had done a good job at renting her house out. They helped me rent my property out over the past 5 years with no problems and were always reliable and friendly. Shaun was great with help and advice and I always felt in good hands with him finding a good tenant.

Great customer focus from agent

I've used PM Premier to rent my first property. Not knowing the how, what and why's when it comes to property rental PM Premier helped with all the details of getting the property rented ensuring suitable tenants to occupy the property. There ongoing support has been invaluable.

Hi Richard thanks for that, it can be a little daunting especially with the new Rent Smart Wales legislation. Always happy to help though.

Really hoping that things improve but honestly, so far, I wouldn't recommend; there seems to be poor communication flow between landlords and letting agents (un-notified entry from Fire services, landlord selling property with CPS - 4 weeks into tenancy so far).

Please be aware, if you place tenants in your house through this business, they will not allow you to enter your own property again for any reason if it is tenanted. I have 4 houses with them, one has been abandoned, I told them that it had and they didn’t even my email telling them. The market rates being charged for all our tenants are drastically under market value. They allowed over £7,000 of rent arrears to occur, recommends eviction proceedings and then did nothing. THIS BUSINESS WILL PREVENT YOU FROM ACCESSING YOUR OWN PROPERTIES. The photo below was from a tenanted property, I was told they had done inspection, They didn’t provide any evidence of inspections recently, and the beautiful house that I decorated and was freshly carpeted is ruined. Thousands of £££ to repair and £££££ lost in rent. Obviously I’m concerned that they are not looking aster the other houses, But I’ve been told I can’t enter under any circumstances. They were going to allow a lb estate agent in last week but that got concept on tv wished of the other 50% shareholder. Be very careful who you invest with. I’m dealing with a solicitor, but it’s going to be a long and painful process. Shocking business, Andrew and Nick I will see you in court my lovelies.

Hi Charlotte, We take reviews seriously, so we want to respond clearly to each of your points, as our records tell a very different story. On access to the properties: this is correct, and it's to protect YOU from breaching the law. You are not currently a licensed landlord, which has been confirmed by Rent Smart Wales. Entering a tenanted property in that position would put you in breach, and that position wouldn't change even with the correct training completed. This has been confirmed independently by Rent Smart Wales, our legal helpline and a compliance expert. We don't make these rules, they exist to protect tenants and landlords alike, and we won't help anyone break them. On rents being below market value: every tenant was placed, and every rent set, by your own business partner, not by us. On the property pictured: the tenant is known to you personally and previously carried out renovation work in exchange for a reduced rent, including work that was due to be completed in that property. We'd be glad to discuss the specifics privately. On inspections: our records show the inspection report, setting out our concerns in detail, was opened on your account four separate times. We have the dates on file. On the arrears and eviction: we can only advise, pursuing a tenant through the courts is the landlord's decision. We recommended exactly that on multiple occasions and served the correct notices, but the decision was made on your side that the costs were too high to proceed. On valuations: we arranged all of them, and they were then cancelled at your other agents request (they said you had cancelled them). We're always happy for people to make up their own minds. We're confident our records support everything above, and we'd welcome the chance to resolve this properly and privately as suggested previously. Regards, The Letting Station

Unresponsive to complaints.

Reply from agent

Hi Ollie There is no complaint and we have no record of anyone with your name on our system, can you be more specific so I can find you please? What is your complaint? Regards Nick

Very disappointing service overall. Poor communication and continuously having to chase for answers. They failed to carry out thorough checks on the financial status of a prospective buyer, resulting in significant time wasted and money lost. Regular inspections were also not undertaken on the tenanted property.

Litter horrible guess who leaflets all over the street, if anything irresponsible advertising like this will reduce my house value ! Do not use!

Reply from agent

Hi Rob Thanks for your comments but given I know the young lads just trying to earn a bit of pocket money I doubt very much they have "littered all over your street", … More

The letting station thought Christmas Eve was the perfect time to deliver our no fault eviction notice. After living in this house for 7 years they chose that day to tell us. I feel that Sean only had the landlords interests at heart and really didn’t care about the tenants. 0/10 definitely wouldn’t recommend unless you like snakes 😂

Reply from agent

We are really sorry you feel that way but ultimately we have to act on a landlords instructions as its his property. We did call and email before the notice was sent to try and soften the blow but we have to do what the landlord instructs us to do. We are paid by the landlord and our reviews show we do care about our tenants but we can't act against the person that pays the bills. We can try to help to find another property if that helps. Once again we apologise for the timing but there is never a good time to serve a notice.
