Beware buyers: This estate agent misleads customers on important legal matters, which cost me considerable time, energy and money. I viewed an apartment with the Seven Dials office of Mishon Mackay (Hove). I asked specifically whether the apartment's hardwood floor (with which the agency advertised the flat) were legally sound in terms of the lease. I stressed that this is important as my partner has strong allergies and I am looking for a place with hard wood flooring. I was aware that more and more flats are being sold with hard wood flooring even though this is not allowed per the lease. The agent claimed that the hard wood floors were all fine in terms of the lease. I consequently made an offer on the place. But once my solicitor got insight into the legal details, it turned out that the lease mandates that all floors need be carpeted. This is stated in a central place in the lease agreement and cannot be missed. Mishon Mackay nevertheless tried to pressure me into buying the flat. According to them, the clause "all floors need be carpeted" does not mean that all floors need be carpeted. But that is of course not true. My solicitor was very clear: the hardwood floors are in direct breach of the lease and need be changed once anyone complains about noise. Mishon Mackay then failed to get retrospective consent from the landlord for the hardwood floors. All they got was a short email saying that the floors are ok as long as no one complains, but that a court would likely decide against the current state of the flat. Mishon Mackay then tried to portray this as a normal thing, stating that they could not have possibly known about the details of the lease. This is both of course untrue as well. Other agencies that I have been dealing with either told me that the floors need be carpeted or looked into the lease details before confirming whether the floors need carpeting or not. I finally decided to pull out of the sale because I never made an offer on a property that is in clear breach of the lease. In the course of this I lost money for a homebuyer report, legal searches, and a mortgage application, let alone my headache over this and wasted time. And all this simply because of the dishonesty of Mishon Mackay that seem to privilege a quick sale over legally sound procedure.

I have been able to review the file and the communication had, and I can see there was some confusion in relation to a tenancy swap we assisted you with; although I can see everything was explained and agreed. I was strongly interested in rent a flat, called them to ask about details. They promise me call back, it never happened...I was very disappointed.I still wondering why, maybe my surname doesn' t sounds good...

Our experience has been an absolute disappointment. They have been unprofessional, rude and unfair. Non stop problems with them, one after the other; And it took them months to solve them (even a broken window during the winter), IF THEY SOLVED THEM, cause most of the times they would just turned a blind eye. I cannot stress this enough, DO NOT RENT WITH THIS AGANCY. Overall experience has been a NIGHTMARE. Please think twice before reaching out to them.

Firstly, we apologise that you feel anything other than satisfied with the service you have received from us. We have had a look through all the property notes and can see that there were a few matters of concern with your tenancy to include maintenance, communication breakdowns and rent arrears. We note there were a number of maintenance issues that cropped up during your 1 year tenancy, some minor and some more complex and perhaps intrusive to your tenancy and enjoyment of the property. Having looked through the dates it looks as though all issues reported were dealt with in a timely manner, to include the window you mention, which was reported and finalised within 1 month. We are of course sorry that you had so many maintenance issues when you were in situ. However, none of these were due to negligence of the landlord or Mishon Mackay. Customer service and your journey with us is our main priority and I would like to invite you to discuss your review and experience in more detail. Renting a property in Hassocks has proved to be an unpleasant experience. We have had no central heating working in the house for over a week.! This is something that they should have sorted out quickly- no heat and hardly any hot water in winter ! The garden that was supposed to be cleared and bushes topped before we moved in 2 months ago is still in the same state. They promised to send people round to attend to it............. still waiting!

We have looked into the property record and spoken to your husband, we are pleased to learn that the boiler is now fixed. The Landlord has a Homecare policy and a part was required which caused the delay, this was completely out of our control, but we are delighted this is now resolved. I can also see that the landlord has signed off extensive work with the garden, however, we are governed by the contractor’s workload as to when he is able to start this work. We understand you are keen to have this resolved and although taking longer than you would hope, we can assure you both Mishon Mackay and the Landlord are committed to ensuring you and your family have full enjoyment of the property.
