Was looking at giving In House Estate Agents my business. Have recently sold my property and in a position to go in on a property for myself. Met Charlie, found him to lack any personality. Asked him questions about the property and all I got back was he didn’t know as he has only been with In House since May of this year. I understand we all have to start somewhere and build up your experience and knowledge. However, if I’m going to be spending large amounts of cash on a property I also expect someone who is competent and values my potential business. I’ve had a few telephone conversations regarding putting in offers for a property and not only has he made flippant off the cuff remarks (which would come from his arrogance) I have found him to be rude talking above me on phone conversations. Point to note, If I say I don’t want to deal with you as I honestly have no confidence in your knowledge, abilities and above all your professionalism, that should be respected. I had the cash to splash, and you turned me off with your arrogance. You actually did me a huge favour, by walking away and not giving you my business. Lesson to learn, don’t be rude and arrogant to potential buyers. Had I dealt with someone else, I would have put in a new offer. Want to make clear this is NOT a personal review against Charlie. This review is honest and reflects my experience with Charlie. Judging by other reviews of anything critical of in house estate agents, I expect an arrogant/un professional reply defending Charlie. It was his rudeness and arrogance that made me walk away. I hope this review highlights that he requires more training (judging by his linked in profile, he has not that much experience within estate agents) His lack of knowledge and professionalism was evident to see when we met at the viewing. He couldn’t answer many questions, then how do you expect me to want to deal with you further down the line of a potential purchase when you have limited knowledge and you blame that on just being at the company since May. Then when I tell you I want to deal with someone else you flatly refuse and tell me I have to deal with you and you only. That’s rude and arrogant, and that’s what lost you my potential business. Thank you, you done me a favour. Avoid this estate agents. Don’t recommend!
Unfortunately some senior management staff in the asset management team and wider company conduct themselves extremely unprofessionally and disrespectfully. This includes ignoring lawful requests, refusing to engage with leaseholder communication, and also profoundly unpleasant bullying and childish behaviour including slander and gossip. I have been appalled at the toxicity and deeply unpleasant behaviour displayed by Breckon & Breckon staff. I am currently in the process of a significant Tribunal and Ombudsman complaint, but Breckon & Breckon really need to start treating people how they would like to be treated, and show respect for people and their homes, rather than creating a deeply unpleasant and highly distressing experience for them.
We were excellent tenants who paid rent on time every month and maintained the property to the best of our abilities, yet Breckon & Breckon attempted to withhold £517 from our £1,125 deposit - nearly half of what we paid. They charged us for window mechanism repairs that were carried out a month after we vacated and after the property had been re-let to new tenants, despite their own check-out report making no mention of any window damage. They also tried to charge us £300 for bathroom redecoration due to "mould damage" when their own inventory photographs clearly showed the bathroom ceiling was already chipping and black with mould when we moved in. We had no choice but to take the dispute to independent adjudication through mydeposits. The adjudicator reviewed all the evidence and awarded the landlord just £10 out of the £517 they claimed, effectively rejecting 98% of their deductions. This result speaks volumes about their approach to deposit deductions. Breckon & Breckon may be good for landlords who want an agent that will aggressively pursue deposit deductions, but tenants will only suffer from unfair charges and having to fight for what is rightfully theirs. If you do rent through them, take extensive photographs at check-in, document everything, and be prepared to challenge any unreasonable deductions. Good tenants deserve fair treatment, not to be used as a revenue source for routine property maintenance.
Highly recommend to avoid such petty agencies who just want to extract as much money from customers as possible. No flexibility, understanding or accountability can be seen here. No responsiveness, the extractor fan, reported promptly, wasn’t fixed in 1 year! Even after leaving the property in exact same condition as was received they charged me, even for things that weren’t even present in the flat to begin with! They provide no service, are extremely rude once you sign the contract and will make moving out the worst experience of your life!

Event though i was a good tenant for 4 years they deducted some of my deposit due to petty clauses in the tenancy. Be careful if you rent through Breckon and Breckon.
