I had a mixed experience with Ellis and Co. I rented with them for a year. The flat was nicely redecorated before we moved in. The agent we dealt with was friendly, and most of the time when we had minor repairs or issues with the flat they were quick to send someone to fix it. I didn't get the feeling that they were out to rip us off, as is the case with a lot of letting agents. The reason they lose some stars is because of communication - when we had queries that were more complicated than a simple repair, our emails would often go unanswered, or only answered after a lot of chasing. This was quite frustrating at times. It took quite a few emails and about a month of time after I moved out to be told when my deposit would be returned (I eventually received it in full). Overall I think they are a decent letting agent, but if they improved communication and responsiveness they could be great.

During the tenancy, they were on top of the problems we encountered. It was a little bit confusing who to contact at times, the way they split the responsibilities with the landlord is confusing; but things got fixed and problems resolved. The end of the tenancy was a nightmare. Kier was unhelpful and I had to chase him for weeks before being able to get my deposit back (over a month after moving out). It is honestly a shame, and ruined my experience with them completely.

Will not do performance based fees. Willing to market property at unrealistic prices. Not always honest or competent.

We rented out our one bedroom apartment with Ellis & Co through Ashley for a year, and the experience was a nightmare. We realised after one year that the bedroom went completely mouldy and the tenant was complaining about it for 6 months… pictures attached. We actually received the pictures and info through another agency who were amazing and life savers. We never got pictures or notes from the contractual quarterly inspections, even after chasing Ashley multiple time over the phone and emails. He always found excuses and would push back. It cost us thousands in repair plus three months unable to rent it out. Ashley was by far the worst person I had to deal with from a professional standpoint.
