Students beware! This lot are only after your money. The service is appalling, they leave properties in a dangerous state, they are rude and keep deposits. Find yourself a caring agent who does not think it's alright to treat you like rubbish once they have your money. If you have problems report them and do not let them get away this disgusting behavior. Parents, please make sure your kids are safely away from this lot! I've been sick with worry over whether my child was going to get electrified or the house burn down while he slept. Happily we have found a brilliant letting agent now, their not all nasty and only interested in money. My second sons at Falmouth uni 3 years later and still this lot are ripping off students. Read your rights for tenants, the law chenged a couple of years ago again, do not let them rip you off. Also when this company responds on here it's all rubbish. I repeatedly sent photos, emails and called. They didn't care they are just trying to make themselves look better. Value your life and find another company.

Good Afternoon Debbie, I am very alarmed to read your review. We are governed by various pieces of legislation and follow strict protocol. All of our rental properties have full safety certificates that are provided to tenants at the start of the Tenancy, and during the Tenancy. This does include electrical safety certificates which are a legal requirement. The council also inspect our properties regularly to ensure compliance. My team are very thorough in dealing with any tenants and we follow our code of conduct carefully. My daughter lost 1/4 of her deposit due to the kitchen needing a clean even though she left 4 weeks before her agreement (4 Penvale Drive)

Hi Mark, thank you for your message. When a tenancy is vacated we do have to check the property and ensure that it is left as per the check in inventory and cleaning needs to be a to a tenantable standard. We never make any deductions from the deposit unless it is justified and of course the tenant has chance to discuss and dispute. We do also take a landlords instruction on matters such as this. Where to start.....I asked this company to come and view my property for potential long term let. I said from the very start it was a niche property and relatively remote. The two agents that came were very charming (as always), were adamant that they wouldn't have any problems letting it, so much so, they put aside 2 days for 15 min viewings. As the first viewing day got closer, I had heard nothing from them, the day came and went as did the second viewing day, still I've heard nothing from this company (even though I am calling and leaving messages). Eventually I manage to speak to someone (not the original agent, I must assume she no longer works there), only to be told that they hadn't had any interest and to drop the rental price (which incidentally they insisted was the right price). And, this is how they have continued to do business, completely ghosting me and when I managed another brief conversation with someone, insisting I drop the price again (this is not what I expected from an established, team of trusted property professionals, offering a range of services to clients across Cornwall, passionate about what they do and helping people - their words definitely not mine!!). So, if you have a property you want to let anytime soon, I wouldn't recommend wasting your precious, valuable time (time you wont see again) on this company.............

Good Afternoon Lynn, thank you for your review and I am sad to see such negative feedback for the team. I know that your property was very niche and we had to organise viewing blocks around your holiday lets, so these could only be at set days and times. Our team did keep you informed if we did have any relevant applicants who wanted to view within those constraints. I know that Liam took the lead and did send you 29 update emails from the 2nd September onwards, which was to keep you updated on our marketing progress. At the Market Appraisal we did discuss rent levels and at that time you set a minimum rent which the team endeavoured to achieve. We did secure a potential tenant which was agreed with you but sadly the applicant withdrew which was out of our control. I am discussing this feedback with the team so we can look at any areas that they can improve when communicating with landlords. We have let the majority of properties within a very quick timescale however with some more specialist properties this can take more time as we need to find the most suitable tenant for the rent the landlord wishes to achieve. I cannot fathom how these people make money with how they conduct their business. They do not respond to any inquires no matter how they are sent. I have sent emails, I have called, I have contacted through third-party websites, and I have gone through their own website. The only reply I have ever gotten was to tell me that one of their 4 bedroom properties was not open to sharers. How exactly Lang Llewellyn thinks that 1 person will pay them close to £3000 for a 4 bedroom house is beyond me, but I wish them the best of luck in finding this mythical creature. If you can help it, rent with literally any other agent.

Good morning John. Thank you for your feedback. We have been receiving a high volume of enquiries, and I cannot seem to find your name on our system. Unfortunately if you are looking for student properties we do not have anything left available. The majority of student stock were let agreed in January or February. In relation to the four bed residential property, unfortunately Falmouth has what is known as Article Four which was put in place by the council. This means we cannot rent a property to three or more sharers, unless it his already rented to sharers or the landlord gets planning permission otherwise it is against the councils laws. Apologies but this is not our decision and is in place to limit student properties in Falmouth. I hope this answers your queries we do appreciate a lack of stock currently this is a countrywide issue but we are doing all we can to find homes for people.

One of the female staff is Rude and intimidating and tried to shift blame of problems of the property and handover onto one of the tenants.
