Do not use Reposit Yes it’s great for not having to pay out such a large amount for deposit and rent upfront etc but do not be fooled. I left a rented property few months back may I add “rat” infested, the landlord reporting such silly stuff that she is charging me for through reposit, it’s also £60 to dispute also may I add. They go into your bank account and take the money if it bounces they try again few days later. Never ever again I’m so glad I’m with a housing association now never private renting again and most definitely not he recommending Reposit to ANYBODY.

If there is any reduction in the charges, even a small one, the fee is either refunded to the tenant or deducted from the final amount owed. The dispute fee is in place to help prevent frivolous or unfounded claims where the charges are deemed reasonable and justified. In your situation, it appears that the charges were automatically accepted due to a lack of response within the given timeframe. Please note that multiple notifications were sent before any automatic acceptance or debt recovery process begun. Avoid this scam/scheme in any way possible, they essentially have the landlords back against yours, I had evidence against a final charge to which there's no option to dispute. Landlord says you owe x amount and reposit says you have 3 days to respond or we will charge you anyway. If you'd like to appeal it'll be an extra £60 you need to pay immediately. The idea of a lower deposit may sound good at the time but they charge you each year, so it builds up. With the old way the landlord can only take what you pay, this way they can ask whatever number they think is worth it. AVOID AVOID AVOID. Also most of the reviews are made by in-house staff. So don't be fooled.

Been trying since yesterday to fill an application to view a house. I filled the application out multiple times for someone to speak to me with an aggressive tone saying I haven't filled the application and that 7 people are booked in. I had the same issue with another estate agent but they actually was honest and said they are not taking any more bookings. That was a full afternoon wasted trying to book a viewing. It really that complicated.

Hi Paul, I'm sorry that you found the application process difficult, unfortunately when we receive so much interest in a rental property we aren't able to carry out mass viewings, therefore we have to ask people to submit applications prior so we can vet accordingly and in this case had many applications submitted and viewings booked in. Apologies that we werent able to facilitate your viewing on this occasion

One of the worst systems that I have ever had to deal with. Had to pay to dispute charges raised and have to pay for almost everything on their website. Don't ever use this.

First time of using Reposit. My tenants left the house dirty and damaged. Even with photographic evidence, Reposit only contributed a very small amount to my expenses. Would never use them again.

They're unable to access basic information such as who is the guarantor for a property. Apparently they need AI for this because they couldn't possibly do it alone.

Following receipt of your email, we promptly reached out to the letting agent to request either the most recent tenancy agreement for the Reposit or the original tenancy agreement for the Reposit that clearly outlines the guarantor's ongoing obligations, regardless of any renewal. I also communicated that we would remove your details from the Reposit account should the agent fail to provide the necessary documentation. This was further reiterated via live chat. We understand that you are dissatisfied with our process. However, as previously explained, we are not able to discharge our legal obligation to seek recovery of the guarantor's debt on behalf of the letting agent, without first verifying that the guarantor's obligations have ended. Once we have confirmed which obligations are owed and by whom, we will follow up with you accordingly. Regarding the £60 fee to dispute charges, it is refundable unless the independent adjudicator wholly agrees with the charges raised by the letting agent/landlord. Should there be any discrepancy whatsoever, even just a small amount, the dispute fee will either be refunded to the tenant or deducted from the charges. The fee serves to dissuade any frivolous disputes where the charges raised by your letting agent/landlord are reasonable and justified. Avoide this company at all cost.unfairly been asked to pay cleaning fee despite given evidence . However have taken my money automatically leaving me and my family with nothing half way through the month!

Would not recommend for tenants. After submitting a dispute with evidence which included dates of communication with letting agents, dates on check in and check out inventory, and messages from landlord. They have ignored all evidence provided by me, they stated that only the landlord provided evidence and have gone ahead to award the letting agents.

If you are a tenant do not use a letting agency that use this company m, it will be very likely they are as dodgy as these. They offer no support in dispute contests in relation to tenants and landlords. To give a clearer a picture, my daughter rented a room and was complaining about the extensive mould for a year, the letting agency did nothing. When she moved out by the letting agencies own admission the room was not safe to rent out again. Guess what reposit gave no support to my daughter and asking her for money for an inhabitable room. I would avoid this company.
