Not one viewing in 14 weeks

Promised the world and delivered nothing. This agency assured me that they were able to sell my property within 4 weeks and told us it would be advertised on over 700 websites. They also tried to tie me into a contract for 20 weeks, which luckily I managed to negotiate down to 14. After 6 weeks and not one viewing, they flat out refused to let me out of the sole contract, even though I explained that my wife who just gave birth needed to move ASAP as she was unable to get down 3 flights of stairs with a toddler and a baby. Today the contract ended, exactly 14 weeks, not one viewing and barely any contact apart from a phone call to request we put the price down substantially (which they had guaranteed to sell at). AVOID THIS COMPANY AT ALL COSTS. DO NOT SIGN WITH THESE PEOPLE AS THEY WILL WASTE WEEKS OF YOUR TIME WITH NO RESULTS

Sold quickly

Efficient company who do as they say! Hadn't used an online agent before so I was a bit sceptical but they were very good. Would recommend.

I own a grade 2 listed cootage that needs work. I thought id never be able to sell. I got a letter from Sellquick saying they wanted to buy it. I mulled it over for a few weeks, checked reviews and decided they looked ok. Their guy came out and took some photos. He valued my property at £300k (subject to conversations with the office) and they would pay 15% below MV. However he was only interested in signing me up for Express Estate Agency. While he was there there was no time to Google and find the dreadful reviews for EEA. Once he had gone i spotted in the small print 'sole agency 24 weeks' 'upon expiry of the Sole Agency Period you must provide us with a minimum of 28 days notice.' Turns out 15% below MV is actually 30% EEA dont know why their guy told us 15%. We were bullied to drop our price £25k, we agreed and they dropped it £30k. They dont like putting anything in writing, dont return calls or emails (to buyers or sellers.) Dont display your postcode, floorplan, roomsizes, room descriptions and have no local agents. I have taken my house of the market and given them 19 weeks notice. However only they can remove my property from the market, and they refuse. - 9 weeks on the market, 6 viewings, 1 feedback, 0 offers.

A great result

I had my property up with one of the local agents for 10 months and didn't sell. Express sold it in 1.5 months. Very professional agents that delivered on what they say. I would highly recommend them.

Avoid at all costs!

The Express Estate Agency are an online based estate agency so as a seller you very much left on your own to facilitate viewings and interface with potential buyers one to one. This is fine as you the seller have best knowledge of the property and area to pass on however you are still obliged to pay the same premium at end of sale. My property was struggling to sell however I had faith in my abode in that would achieve the asking price or close to. Such was not the view of the sales negotiator (Jade) and her team who would constantly barrage me with phone calls insisting and pretty much trying to bully me into reducing the price by as much as £30,000 (asking price was £225,000). The tipping point came when a buyer made an offer about £20,000 below the asking price to which I rejected. This was met with further tele-abuse (whilst I was on holiday) from Jade who was not only rude but claimed advanced knowledge of my area whilst residing 250 miles away in their Manchester office! I was constandly told that my property would never sell for the asking price and that I am time wasting and even insinuated that I was blind sighted. Ofcourse, I happily bided my time and managed to draw interest from a couple of buyers and the property finally sold very close to my asking price in a transaction that was hassle free no thanks to this estate agent. I got what I wanted in the end but at the cost of continuous hassle and abuse from the so called sales negotiation team. I advise anyone (Buyer or Seller) to avoid Express Estate Agency at all costs and you are better off finding a reputable agency close that are knowledgable of the target area and offer face to face consultation.
